3. THAT both agreed that the initial down payment will be P ______________ and the balance will be given by Mr. ___________ upon execution of the Deed of Sale in favor of Mr. ___________ within a period of two to three months from date of receipt of down payment.

4. THAT the vendor is liable for any legal or criminal liability regarding the authenticity for the ownership of said property and the vendee is free from whatever liens and encumbrances that may occur.
